Oftentimes, home sellers are very interested in selling their home and saving thousands in commission but time and time again, I hear the same question coming up: How can I sell my home fast?

It’s a valid question; after all, no one wants their home to sit on the market for too long. That said, here are some ways to address the question and have you going from  How can I sell my home fast? to  Wow, my home sold so fast!

1. Pictures matter

Buyers typically begin their search for a home online so it makes sense that your listing should provide them with some eye candy if you want them to want to see more.

What’s important is twofold: first you need to have great pictures ( offers HDR photos that really bring homes to life through images), and you need to have an abundance of images.

Now it’s also important that the images show off your home and not your history. Declutter your home and show off why it would make a great start for a new owner.

2. Market your home online and off

Reaching potential buyers is a great idea, so you will have to be proactive in that respect. Once your home is listed (read: on, use that URL and post it in as many places as you can to get the word out about your home for sale.

Facebook, Twitter and Pinterest are great social networks to post your home online. Offline, print out feature sheets and post them in varying amenities in the area (hospitals, clinics, town hall).

3. Price it right

When all is said and done, the price is typically the make or break when selling your home and if you want to sell it fast, you will need to ensure that you are reasonably priced and priced competitively against other homes for sale in your area.

Check out the competition in the area and note the similarities. If a home is overpriced, buyers may not even bother haggling and will just move on. If you don’t want your home to sit on the market for too long, then make sure that your price point is competitive.

4. Let the buyers see for themselves

You can either set up appointments to show your home at your convenience or you could hold open houses over the weekends, but the point is that you have to give access to buyers in some capacity.

If you say no to the home buyer who wants to see your home, they will move on to another home where the seller is more accommodating.

5. Time your home sale right

Because most home buyers come with a family, they tend to want to close the deal before the school year begins to minimize disruptions for their kids. And because closing doesn’t typically happen overnight, it’s a good idea to list your home for sale in late spring and early summer.

Summertime is usually when people go away on vacations so planning your sale at the right time is of utmost importance.

    I agree with opinion of Kyle.. The picture with this article is not suitable to advertise the house. Must be more clear and may be another angle to give a bigger view..

    Feedback: In regards to “Pictures Matter” I think its also important to ensure a clear view of the house. The picture above should not have the cars in view (Especially old ones) . The listing for the house above also has poor photos for the great quailty of house it is. They are dark and should show more light throughout the home.
