Convinced that spring is the ideal time to sell your home? Well, it’s a little more complicated than that. It’s crucial to be moved more by the state of the market than the mercury in the thermometer.

A surplus of spring listings can create a bit of a buyer’s market; your prospective buyer is likely spoiled for choice. Even more important, your buyer probably knows it, and is willing to use the situation as leverage when it comes down to negotiating key factors such as price or possession dates.

It stands to reason that you’re better off selling in a seller’s market, when inventories are tighter and you’ve got more buyers competing for your home.

So, how do you determine your current market?

It’s important to consider your location, property type and asking price. Research how quickly comparable homes are selling within a radius of a few blocks and for how much. If homes in your neighbourhood are selling quickly for good prices, you can rest assured that it’s a good time to sell.

Ultimately, the best time to sell is when it’s right for you and your family.

Be sure to price your home within market range, make sure it looks it best and market it successfully with the right tools and visibility – and any time can be the right time to show and sell your home.
