Five Things to Consider When Buying a Home

Buying a home doesn’t have to be a complicated process.  The secret to an easy experience is doing your homework prior to making a purchase.

Whether you’re buying with our Home Buying Service or on your own, here are 5 tips to ensure a smooth home-buying process:

1. Have a pre-determined budget and stick to it

When searching for a home, it’s best to immediately exclude all properties outside of your price range. First, meet with your financial institution and discuss your financing options to determine what you can and cannot afford.  Next, create an honest budget and you’ll be able to determine how much you can comfortably afford to put towards your mortgage, after a down payment.

2. Don’t let emotions get the best of you

Even if you’re sure that you’ve found the house you want to grow old in, get a home inspection to ensure that it’s in good condition. If the property requires a lot of expensive repairs, or if it simply doesn’t fit the criteria you set out with, it’s important to look at the situation objectively. Try not to let yourself get swept up in the moment.

3. Don’t judge a home by its photo

If you see a home online that’s in your price range but it doesn’t look quite like your ‘dream’ home, or if there are no pictures posted at all, it may still be worth a look. If it’s in good condition and it ends up being somewhere you can see yourself living, you may have found a hidden treasure. Experiencing the home first-hand can make all the difference.

4. Be sure about the neighbourhood

The neighbourhood you live in greatly affects how you feel about your home, so take time to determine what you’re looking for. If the home you’re considering isn’t located in an area you’d be happy living in, you may want to continue your search.

5. Ask for help

If you’re not working with an agent and the hunt for the perfect house is leaving you feeling a bit overwhelmed, it may be time to call in the reinforcements. With ComFree’s full Home Buying Service, you’ll be paired up with a local buyer’s agent who’ll help you every step of the way: from house hunting to showings, and from putting in an offer to closing the deal. ComFree will even share any commission they receive with you! Asking for help can definitely pay off.

Because it’s easy to get lost amidst the myriad of choices each potential home presents, would-be buyers may find themselves wasting time and losing hope. Yet, if you begin your search with some preparation and planning, chances are good that your buying experience will be smooth sailing.
